Rust on a metal roof: what it means

Some discolouration on metal roofs is cosmetic, but rust that has eaten through the sheet lets water in. The location and extent of rust help decide whether treatment or replacement is needed.

What to do

    Look from the ground

    Use binoculars to check for orange-brown patches, especially around screws, overlaps, gutters and flashings.

    Check inside the roof space if safe

    Only if you can enter safely: look for light showing through or water tracks. Stay on the framing and keep away from wiring.

    Note the pattern

    Rust around screws often means washers have failed. Rust near the coast or under trees may be more widespread.

    Keep gutters clear

    Leaf litter that holds moisture against metal speeds up rust.

  5. 5

    Book a roofer

    Surface rust can often be treated and coated; rust-through usually means replacing affected sheets.

  • Rust has made holes in the sheets
  • The roof space has damp or mould
