What to do

    Walk around the house

    In good light, use binoculars to look for cracked, slipped or missing tiles and lifted or rusted metal sheets.

    Check the ridge capping

    Look for gaps, crumbling mortar or caps that are out of line along the roof ridges.

    Look at the roofline

    A sagging or uneven roofline can point to structural problems and needs a professional.

    Check gutters and downpipes

    Overflowing, sagging or rusted gutters can push water back under the roof.

  5. 5

    Look inside

    Check ceilings and the eaves for stains, damp patches or light showing through from the roof space.

  • The roof may contain asbestos cement sheeting
