Water stain on the ceiling? What to do
A water stain means water has reached the ceiling from above. The source might be the roof, a pipe, an air-conditioning unit, or condensation. The pattern of when it appears is the best clue.

Check the ceiling is stable
Keep clear if the stain is bulging, sagging or cracking. Do not poke or puncture it while electricity or stability is uncertain.

Note when it appears
A stain that grows during rain points to the roof. One that grows when showers, toilets or taps are used upstairs points to plumbing.

Check nearby fittings
Look for water near light fittings, exhaust fans or air-conditioning outlets. If water is near electrics, leave the area and call an electrician.

Photograph and mark it
Photograph the stain and lightly mark its edge in pencil so you can see if it spreads.

Book the right trade
A roofer for rain-related leaks, a plumber for leaks from wet areas or pipes, and an air-conditioning technician for condensation from ducted units.

- The ceiling is sagging, bulging or cracking
- Water is near lights or electrical fittings
- The stain is spreading quickly
- There is mould or a musty smell
